Nestlé Expands Rosslyn Headquarters to 300K SF

Nestlé has expanded its U.S. corporate headquarters at 1812 North Moore Street in Rosslyn, Va., going from 252,000 square feet to more than 300,000 square feet, according to landlord Monday Properties.

The new lease, with its nearly 50,000 square feet of expansion space, will run co-terminus with Nestlé’s initial, long-term lease that was signed in 2017. The company will now occupy 14 floors in the 35-story building, upping its total by two floors.

“Companies like Nestlé are searching not only for quality and efficient real estate solutions, but want to be situated in a premier, transit-accessible location that can attract and retain employee talent,” Austin Freeman, senior vice president of asset management at Monday Properties, told Commercial Observer. “[The property’s] centralized location and Rosslyn’s unparalleled access to the entire metro D.C. region has resonated with corporate decision-makers.”

Nestlé is projected to take occupancy in the first half of 2020, once the tenant’s construction is complete. It plans to use the extra space for conference facilities, meetings and event space.

The firm is one of the newer entrants to the Rosslyn market, after announcing in February 2017 that it would relocate its U.S. corporate headquarters from Glendale, Calif.

“Nestlé employees are not just acclimating to the Rosslyn community, they are thriving,” Dawn Striff, Nestlé’s head of workplace solutions, said in a statement. “Because of this, we are proud to expand our U.S. headquarters’s footprint at 1812 North Moore. The move has enhanced the way the company does business and has aided our ability to attract the best and most innovative talent.”

Soaring 390 feet, the LEED Platinum-certified 1812 North Moore is one of metropolitan Washington, D.C.’s tallest buildings and totals 537,000 square feet of office space. Freeman describes the building as “boasting the most efficient floor plates of any trophy building in the area.” It has a 14,000-square-foot conference and tenant lounge area and a spa-inspired wellness facility.

“Rosslyn’s business-friendly environment has unparalleled lifestyle opportunities for its employees which is paramount as it relates to attracting and, equally as important, retaining employee talent,” Freeman said.

The city’s proximity to many of Nestlé’s partnerships, suppliers as well as connectivity to Dulles and Reagan airports helped validate Nestlé’s selection process, according to Freeman.

Other notable tenants in the building include Cerner Corporation, AbleVets and Gerber.

There is about 150,000 square feet of contiguous office space available in the building, as well as a 15,000-square-foot space adjacent to the wellness facility on the 11th floor, Freeman said.

Joining Freeman in representing Monday Properties in the deal were John Wharton and Deniz Yener. Nestlé was represented by CBRE’s team of Lou Christopher, Jordan Brainard and Brian Wood.
