
Monday Properties announced today that the Arlington County Board granted approval of a major site plan amendment for 1401 Wilson Boulevard and 1400 Key Boulevard. With the county's approval secured, a transformative mixed-use development at the 2.1-acre site encompassing both 1401 Wilson Boulevard and 1400 Key Boulevard in Rosslyn can now move forward, signaling confidence in the project's alignment with established planning goals.
The two contiguous parcels, currently occupied by a pair of 12-story office buildings constructed in 1964,will be redeveloped into a landmark mixed-use destination featuring two 27-story multifamily residential towers totaling 831 residential units, 28,959 square feet of ground-floor retail including a community-anchoring grocery store and a partially above-grade parking structure, with 52% of the site allocated for publicly accessible open space.

The amended site plan preserves the integrity of the previously approved design while optimizing tower placement and retail configuration. The project complies with Rosslyn Sector Plan recommendations for tower separation, open space and pedestrian connectivity; upholds the 18th Street Corridor guidelines; and will achieve LEED Gold certification in line with prior commitments. Street-level retail spaces will animate N. Oak Street, Wilson Boulevard and N. Nash Street.
“With this approval, we will be able to deliver the start of the 18th Street Corridor with a landscape rooted in the region's geology with terraces, overlooks and a monumental plaza, while weaving biophilic design throughout to strengthen connections to the natural world and enhance the pedestrian experience,” Helmig added. “The approval also ensures Rosslyn gains not just housing, but a more complete neighborhood with the addition of a full-service grocery store further strengthening Rosslyn's retail fabric.”
