Monday Properties, a dynamic real estate investment firm and industry-leading multifamily developer, today announced that Two Birds, a Reggio Emilia-inspired childcare and preschool for infants and children, birth through pre-kindergarten, has signed a 10,824-square-foot, 15-year lease at Three Ballston Plaza.
Monday Properties recently completed a comprehensive renovation of the lobby and arrival experience at its 16-story premier office tower in Arlington’s vibrant Ballston neighborhood. The childcare facility will occupy the first floor of Three Ballston Plaza beginning in Q1 2026.
Two Birds, which serves families across the DMV, offers progressive early childhood education in infancy through Pre-K. The school supports entire families through its three core pillars: comprehensive education, on-site professional workspace for parents and engaging extra curricular classes for both children and parents. This holistic approach creates an environment grounded in community, where both children and their families thrive by addressing the 360 needs of modern families.
“Two Birds is an ideal addition to Three Ballston Plaza’s dynamic tenant mix and underlines Monday Properties’ creative approach to serving the needs of our tenants and Ballston’s thriving and diverse business ecosystem,” said Jennifer Burns, Chief Operating Officer of Monday Properties. “Our premium amenities, ample parking and premier location provide the perfect setting for Two Birds’ newest innovative early childhood educational facility.”
The building features a meticulously redesigned lobby and eight renovated elevator cabs with modern interiors. Monday Properties plans to convert the entire second floor into amenity center with spec suites, slated for completion in the fall of 2025. The amenity center will feature lounge seating ideal for open collaboration, various private meeting rooms, and a large conference center. The new spec suites’ sleek and modern design will be equipped with high-end features and include open workspace, private offices, conference rooms, kitchen, and breakrooms. The second floor offers unique advantages, including an internal stairway from the first floor and a conference facility available to all tenants.
"Leasing activity for spec suites continues to outperform in this market, with high absorption rates driven by demand for flexibility and speed to occupancy. Our offering is a direct response to companies in this region seeking move-in ready premium office and medical space within a high-quality building,” Burns added.
The 326,750-square-foot Class A Three Ballston Plaza has achieved notable sustainability milestones, becoming the first office tower in the United States to be certified using the BREEAM® USA standard for existing buildings. The property is also Energy Star certified, and all on-site property managers are certified Fitwel® ambassadors.
The building's prime location offers convenient walkability to Ballston Quarter's diverse shops, dining, and entertainment options, and provides excellent proximity to the Ballston-MU Metro station and the dynamic Rosslyn-Ballston(RB) Corridor.
